Flat roofs are everywhere around Venice, from modern homes to garages and apartment buildings. They can be patched for years, but at some point patching stops working. Here are seven signs it is time to stop fixing and start fresh. Leaking right now? Our 24 hour emergency line can help first.

The 7 Signs, One by One

One sign alone may only need a repair. Three or more usually means the roof is near the end.

1. Water ponds for days

A thin film after rain is normal. Water still sitting two days later means the roof has sagged or lost its slope, and it will keep wearing out.

2. Blisters and bubbles everywhere

A few blisters can be cut and patched. Blisters across much of the roof mean moisture is trapped inside the layers.

3. Cracked, alligator-like surface

When the surface looks like dried mud or alligator skin, the sun has dried it out and it can no longer flex.

4. Seams keep opening

If seams are resealed every year and keep splitting, the material has lost its grip.

5. Soft or spongy spots

Spots that give underfoot often mean wet insulation or rotted decking under the surface.

6. Leaks in new places

When a fix in one spot is followed by a leak in another, the whole system is failing.

7. The roof is past its expected life

Many flat roofs last about 15 to 25 years. If yours is in that range and showing other signs here, plan for replacement before the next rainy season.

Repair, Recover or Replace: What Each One Means

Not every tired flat roof needs a full tear-off. There are three common paths.

  • Repair: fix a few blisters, seams or drains. Best when the roof is mostly dry and in decent shape.
  • Recover: add a new membrane or coating over the old roof. Only works when the old roof is dry and the code allows another layer.
  • Replace: tear off down to the deck, fix wet or rotten areas and install a new system.

A sound but worn roof may be a good fit for a coating. Our guide to silicone and acrylic roof coatings explains when that works.

Hidden damage

Why Wet Insulation Changes Everything

Many flat roofs have insulation between the deck and the top layer. Once that insulation gets wet, it stops insulating and starts holding water like a sponge.

  • Wet insulation can rot the wood deck below it.
  • It makes the roof feel soft and can cause new blisters.
  • Coating or recovering over it traps the water inside.

That is why a good roofer checks for moisture before suggesting a cheaper fix. If the insulation is wet, replacement is usually the only lasting answer.

Do it right

What to Expect From a Flat Roof Replacement

  • The old roof is removed down to the deck, and rotted wood is replaced.
  • Tapered insulation can be added to fix ponding by giving the roof a gentle slope.
  • A new membrane such as TPO or modified bitumen is installed and sealed at every edge and drain.
  • In Los Angeles, a large re-roof usually must meet cool roof rules, which white membranes make easy.

Compare systems on our flat roof repair and replacement page or read about white TPO membranes. For permits, see our guide on re-roof permits in Los Angeles.

Quick answers

Flat Roof Replacement Questions

What homeowners and building owners ask before replacing a flat roof.

How long does a flat roof usually last in Los Angeles?

Many flat roofs last about 15 to 25 years, depending on the system, drainage and care. Strong sun and ponding water shorten that.

Is ponding water on a flat roof a big problem?

Yes, if it sits for more than about two days. Standing water wears the roof faster and finds small cracks.

Can I put a new flat roof over the old one?

Sometimes. If the old roof is dry and the code allows another layer, a recover can save money. A moisture check comes first.

How can I tell if my flat roof insulation is wet?

Soft spots, new blisters and leaks far from the obvious damage are clues. A roofer can confirm with moisture checks or small test cuts.
