Clear Signs Your Roof Needs Replacing

One of these signs alone may just need a repair. Two or more usually means your roof is near the end.

It is 20 years or older

Most shingle roofs wear out around this age. Tile lasts longer, but the felt underneath often does not.

Leaks keep coming back

If you have patched the roof in different spots year after year, the whole system is failing.

Curling or cracked shingles

Shingles that curl at the edges or crack across the roof can no longer shed water well.

Granules in the gutters

Sand-like grit in gutters means shingles are losing their protective top layer.

Sagging roof lines

A dip in the roof can mean the decking or rafters have been weakened by water.

Daylight in the attic

If you can see light through the roof boards, rain can get in the same way.

What Shapes the Cost of a New Roof

Every roof is different, so we never quote from a photo. These are the things that move the price up or down.

  • Roof size and pitch. Bigger and steeper roofs take more material and more safety gear.
  • Material choice. Shingles cost less up front. Tile and metal cost more but last longer.
  • Layers to remove. Two old layers take more time and disposal than one.
  • Wood repairs. Rotted decking found during tear-off is replaced before the new roof goes on.
  • Extras. New skylights, gutters or vents can be added during the same project.

Your written estimate lists each of these, so you can compare quotes line by line. Questions about who does the work? Get to know our crew.

What a New Roof Must Meet in Los Angeles

A new roof is not just about looks. In the City of Los Angeles, a re-roof has to pass a few rules before the permit can be closed.

  • Fire rating: The roof covering must meet the required fire class. Homes in very high fire hazard zones need Class A roofing.
  • Cool roof: When more than half of a home roof is replaced, the product must be a rated cool roof. See our Title 24 cool roof options.
  • Tear-off first: We prefer removing the old roof so we can check the wood and give you a full-life roof.
  • Final sign-off: A city inspector checks the work before the permit is closed.

Re-roof questions

Roof Replacement Questions Answered

What to expect before, during and after a new roof.

How long does a full roof replacement take?

Most homes take two to five working days once the permit is ready. Tile roofs, steep roofs and homes needing a lot of wood repair can take longer. Weather can also change the schedule.

Can a new roof go right over my old one?

Sometimes the code allows it, but we usually do not recommend it. Tearing off the old roof lets us find rotted wood, add new underlayment and give you a roof that lasts its full life.

Do I need to move out during a re-roof?

No. Most families stay home. It will be noisy during working hours, so pets and people who work from home may want a quiet spot elsewhere for the day.

How do you protect my yard and house during the job?

We cover plants, windows and walkways with tarps, use a roll-off bin for debris and run magnetic sweepers each day to pick up stray nails.
