The basics

What Is TPO Roofing and How Does It Work?

TPO stands for thermoplastic polyolefin. That is a long name for a tough, flexible roofing sheet that comes in wide rolls. It is usually white on top.

  • The sheets are laid over insulation or a cover board on your flat roof.
  • Where two sheets overlap, we melt them together with a hot-air welder. The seam becomes one solid piece.
  • Edges, drains and walls are sealed with TPO flashing that is welded in the same way.
  • The white surface reflects a large share of the sun's heat.

Because the seams are welded, not glued, they hold up very well to sun and movement. Still comparing systems? Our flat roof repair and replacement page covers every option.

Why TPO

Reasons Venice Homeowners Choose TPO

TPO has become one of the most popular flat roofs in Southern California. Here is why.

Strong seams

Heat-welded seams are often stronger than the sheet itself.

Clean look

A smooth white roof looks sharp from upstairs windows and rooftop views.

No open flame

TPO is welded with hot air, not a torch, which many homeowners prefer.

Good value

TPO often costs less than PVC while giving similar reflectance.

Repairable

Small tears can be patched by welding new TPO right over them.

Install

How We Install a TPO Roof

Most residential TPO roofs take one to three days. Every seam is checked before we leave.

Prepare the base

We remove the old roof if needed, fix the deck and add insulation or a cover board, often tapered for drainage.

Lay and secure

TPO sheets are fastened or fully adhered to the base, based on your roof and wind exposure.

Weld the seams

A hot-air welder fuses every overlap. Corners and drains get pre-formed TPO pieces.

Probe and finish

We run a probe along every seam to find gaps, then finish edge metal and flashing.

Care tips

Keeping a TPO Roof in Top Shape

TPO needs little care, but a few simple habits help it last.

  • Keep drains and scuppers clear so water never sits for days.
  • Avoid sharp tools and furniture legs on the membrane.
  • Add walk pads where people walk to service AC units.
  • Rinse off dirt once in a while to keep it bright and reflective.

Planning to use your flat roof as a hangout space? Plain TPO is not made for daily foot traffic. Ask about walkable deck membranes instead. Our roof care visits also cover TPO roofs.

TPO questions

TPO Roofing Questions and Answers

What homeowners want to know before choosing TPO.

How long does a TPO roof last?

A well-installed TPO roof often lasts 20 years or more. Thicker membranes, good drainage and regular care help it reach the long end of that range.

Can you walk on a TPO roof?

Yes, for maintenance and light use. For regular foot traffic, we add walk pads or suggest a deck-rated membrane.

Is TPO good for a rooftop deck?

TPO can sit under pavers or a raised deck system. For a surface you walk on directly every day, a walkable deck coating or membrane is a better choice.

Does white TPO meet cool roof rules?

Many white TPO products are rated by the Cool Roof Rating Council. We check the rating on the exact product before installing it on your roof.
